Sponsor finance operations
Quarterly investor reporting that ties out.
For emerging real estate sponsors and syndicators. We take your existing books, bank data, investor portal records and operating agreement terms, and produce a reconciled, investor-ready quarterly package. You review and approve it. You keep your CPA and your portal.
Who it's for
Sponsors who have outgrown the spreadsheet, not yet a finance team.
Typically two to ten active deals, each in its own entity, with outside investors, regular distributions and quarterly reporting commitments. Books in QuickBooks, Xero or Excel. A CPA for the tax return, but no one in-house whose job is to make every number agree.
- Multiple deal entities and outside LPs
- Capital calls, contributions and distributions
- Quarterly investor updates you currently assemble yourself
- A property manager's reports feeding your books
- An investor portal that holds its own version of the numbers
- A CPA who finds the capital account problems in March
The problem
Quarter-end is a reconciliation exercise wearing a reporting deadline.
- 01Property manager statements, bank activity and the general ledger all have to be current before a single investor number can be trusted.
- 02Contributions and distributions live in three places: the bank, your books and your investor portal. They do not always agree.
- 03Distribution math depends on preferred return, splits and timing in your operating agreement, and it usually lives in one person's spreadsheet.
- 04The letter still has to be written, and the questions still have to be answered, and capital account issues tend to surface at K-1 time.
Initial offer
LP Reporting + Financial Tie-Out
A structured quarterly workflow that organizes, reconciles and prepares your investor reporting for one or more deals. We start narrow on purpose: this is the work that has to be right before anything else can be.
What you provide
Read-only access to your books, bank statements for the quarter, property manager reports, your investor portal export, your operating agreement, your own distribution calculation, and fifteen minutes of notes on the quarter.
What you receive, per deal, per quarter
- Tie-out schedules: cash, capital activity and equity, with every difference explained
- Investor capital account statements for every LP
- A distribution schedule, independently recomputed against your operating agreement
- A draft quarterly investor letter and KPI summary, for you to edit
- An exception report: every item that does not tie, with the amount and a proposed fix
- A support schedule your CPA can use at year-end
How it works
A draft within ten business days of complete documents.

Thirty minutes to confirm the deals, the reporting date, your systems and your operating agreement terms.
Documents
You share what you already have through a secure folder. We track what is outstanding.
Tie-out
Cash, contributions, distributions and equity reconciled across bank, books and portal, investor by investor.
Package
Statements, distribution schedule, draft letter and exception report, checked before they reach you.
Your approval
We walk through the results. You approve the package and you release any payments. Nothing goes to investors without you.
Getting started

Questions
Before you book a call.
Do we need to change our investor portal or accounting software?
No. We work from the books and portal you already use, including QuickBooks Online, Xero and Excel-based records, and deliver files in the format your portal accepts.
Are you a fund administrator?
No. JNM provides financial operations support for emerging sponsors: reconciliation, reporting and schedules you review and approve. We do not hold investor funds, act as a transfer agent or issue audit opinions.
Do you replace our CPA?
No. Your CPA prepares the partnership return and K-1s. We make their job easier by handing them capital activity and distribution schedules that already tie to the books.
Who approves distributions?
You do. We recompute the distribution against your operating agreement and document any difference. You decide, you approve and you release the payment.
What if your numbers don't match ours?
That is the point of the tie-out. Every difference goes on the exception report with the amount, where it came from and a proposed fix, and nothing is finalized until you have seen it.
How is investor data handled?
Read-only access wherever possible, a restricted folder per client, and no investor Social Security numbers or bank details. Those stay in your portal and with your CPA.
Is JNM a CPA firm?
No. JNM Bookkeeping LLC provides bookkeeping and financial reporting services. We do not provide tax, legal, investment or attest services.
How long does a pilot take?
A draft package within ten business days of receiving complete documents, and a final version shortly after your comments. About three weeks end to end.
